Booking Conditions
In these General Terms and Conditions of Accommodation, “DIAMANT SUITES”, “we”, “our” or “us” refers to RAPHAEL HOTEL MANAGEMENT SERVICES, located at Avenue Herrmann-Debroux 48, 1160 Auderghem, Belgium, under registration number BE 1030.883.039. The accommodation is operated under the name DIAMANT SUITES, located at Boulevard Auguste Reyers 136, 1030 Brussels, Belgium.
DIAMANT SUITES operates and manages the aparthotel establishment under the brand name DIAMANT SUITES.
Article I. Preamble
“Customer” refers to any natural or legal person making a reservation at DIAMANT SUITES, whether directly or indirectly, through other channels.
The Customer, as a consumer, benefits from the rights specifically provided for by the legislation in force. The Customer declares that they have the full legal capacity to accept these General Terms and Conditions.
Any reservation at DIAMANT SUITES implies that the Customer has consulted, understood and fully accepted, without reservation, these General Terms and Conditions as well as the sales conditions linked to the selected rate.
Article II. Purpose
These General Terms and Conditions are intended to define the rights and obligations of the parties in the context of the online or remote reservation of services offered by DIAMANT SUITES via its website and mobile services.
They govern all stages of the reservation process and reservation follow-up.
By confirming the reservation, the Customer acknowledges having read these General Terms and Conditions and also accepts the Privacy Policy, as well as any other regulations, conditions, notices and/or additional instructions that may be provided to them and that form an integral part of the contract.
Customers are also advised to carefully read the General Terms and Conditions, as well as the above-mentioned policies and conditions, before requesting or making a reservation at DIAMANT SUITES, and to do so each time a new reservation is made, as we reserve the right to change, modify, add or remove any part of these General Terms and Conditions at any time.
In the event of any inconsistency between these General Terms and Conditions and a specific condition, including but not limited to any specific condition applicable to the region in which the accommodation concerned is located, as set out in these conditions, the specific condition shall prevail to the extent of such inconsistency.
Article III. Scope of application
These General Terms and Conditions apply to all reservations made via the website, the mobile services of DIAMANT SUITES or partner websites.
Article IV. Duration
These General Terms and Conditions remain applicable for as long as the services are made available online by DIAMANT SUITES.
DIAMANT SUITES reserves the right to temporarily suspend or close access to the website or the reservation module without prior notice.

Article VI. Reservation confirmation
After validation, the Customer receives a reservation confirmation containing all information relating to their stay.
This confirmation, together with these General Terms and Conditions and the Internal Rules, constitutes the firm accommodation contract between the Customer and DIAMANT SUITES.
A reservation at DIAMANT SUITES only becomes valid and binding for us once the reservation has been accepted, the Customer has received a confirmation email and we have received payment or prepayment, where applicable. For this reason, the Customer must provide the requested information, which will be processed in accordance with our Privacy Policy.
Article VII. Studios, apartments and common areas
DIAMANT SUITES offers the following accommodation categories:
- Diamant Street View Studios: spacious and comfortable studios of approximately 39 m² for two guests, with a combined living and sleeping area, private bathroom, work table and free Wi-Fi. Located from the 1st to the 6th floor, they offer city views.
- Diamant Street View Apartments: spacious and practical apartments of approximately 39 m² for two guests, with a living area, cosy bedroom, fully equipped kitchen, private bathroom, desk or work table and free Wi-Fi. Located from the 1st to the 6th floor, they enjoy city views.
- Diamant Garden View Studios: spacious and comfortable studios of approximately 39 m² for two guests, fully equipped for a pleasant stay, with a private bathroom, work table and free Wi-Fi. Located from the 1st to the 6th floor, they overlook the property’s private garden.
- Diamant Garden View Apartments: spacious and comfortable apartments of approximately 39 m², with a living area, bedroom, fully equipped kitchen, private bathroom, desk or work table and free Wi-Fi. They offer a peaceful view over the private garden.
- Diamant Superior Studios: elegant, comfortable and recently renovated studios of approximately 39 m² for two guests, with a living area, cosy bedroom, fully equipped kitchen, private bathroom, workspace and free Wi-Fi, with views over the private garden or the city.
Full amenities:
The amenities included in the accommodation may include: free high-speed Wi-Fi, fully equipped kitchen, soundproof bedroom, dining table, lounge area, quality bed linen and towels, kettle or coffee machine, flat-screen TV with digital channels, iron, bathroom with bathtub and shower, hairdryer, premium toiletries, work desk, cleaning products, air conditioning, shared washing machine and wardrobe.
Guests have access to the common areas. Compliance with the Internal Rules is mandatory. Any misuse of the facilities may be charged.
Article VIII. Rates
The prices displayed at the time of reservation are valid for the selected studio or apartment, period and number of people.
Rates are expressed in euros (€) and may be changed without prior notice. Only the rate confirmed at the time of reservation shall be binding.
The city of Brussels charges a tourist tax of €5.60 per night, which is added to the total amount.
Obvious errors, including pricing errors, availability errors, misprints, mistypes and zero rates, are not binding.
Promotions and special offers are clearly identified. They cannot be claimed in the event of an obvious error.
Article IX. Accommodation allocation
Studios and apartments are allocated by DIAMANT SUITES at check-in.
DIAMANT SUITES may, for operational reasons, modify the allocation before or during the stay, without financial compensation.
Article X. Arrival and departure
– Check-in: from 1:00 p.m.
- Early check-in possible subject to availability, with a supplement.
- If the Customer arrives earlier, luggage may be left with the property according to availability and operational conditions.
- Access information or access card is provided on arrival or according to the check-in procedure communicated by DIAMANT SUITES.
– Check-out: until 11:00 a.m.
- Late check-out possible subject to availability, with a supplement.
- The Customer is kindly requested to vacate the accommodation on time.
- In the event of early departure, the full amount of the initially reserved stay remains due, according to the selected rate conditions.
Article XI. Cancellation policy
– Flexible rate:
- Modification is possible up to 24 hours before arrival for flexible bookings.
- If the reservation is modified less than 24 hours before arrival, the cost of the first night will be charged.
- If the reservation is moved to dates with higher accommodation rates, an additional fee may apply. In case of lower rates, the difference will not be refunded.
- In case of cancellation on the day of arrival or in case of no-show, cancellation fees corresponding to the first night apply.
– Non-refundable rate / Pay now, save money / Early departure / No Show:
- In case of a non-refundable reservation, the full amount of the reservation is charged and will not be refunded.
- In case of no-show, DIAMANT SUITES reserves the right to cancel the reservation completely.
– Group reservations:
- Reservations of 4 or more rooms per night are subject to group cancellation fees and specific terms, which will be communicated in writing together with the reservation.
Article XII. Security deposit
A deposit of €85 will be requested upon arrival to cover any damage that may occur to the accommodation during the stay.
This deposit will be refunded upon check-out after the condition of the accommodation has been checked.
Article XIII. Stay at the property
The Customer undertakes to use the studio or apartment and the property facilities respectfully. Any behaviour contrary to accepted standards of conduct, public order or the proper functioning of the establishment authorises DIAMANT SUITES to require the Customer’s immediate departure, without compensation or refund.
Smoking is strictly prohibited in the studios, apartments and throughout all indoor areas. Any violation may result in additional cleaning and restoration costs.
Children who have not reached the age of majority, as determined by the applicable law in Belgium, and who stay at DIAMANT SUITES must be accompanied by their parents, authorised teachers or other duly authorised guardians.
We may request the necessary documents confirming that the child is accompanied by their parents, an authorised teacher or another guardian.
Only adults, meaning persons who have reached the age of majority, may make reservations at DIAMANT SUITES.
Pets are not allowed.
Visitors are only allowed in the property’s common areas; access to the studios and apartments is strictly prohibited unless expressly authorised by DIAMANT SUITES.
DIAMANT SUITES reserves the right to access the studios and apartments for housekeeping, maintenance, emergency or safety reasons, or in the event of suspected illegal activity or activity that does not comply with the Internal Rules.
Charging bicycles or electric vehicles in the studio or apartment is strictly prohibited, except in specifically designated and authorised areas.
It is strictly forbidden to organise parties, gatherings or evenings in the studio or apartment, as well as any activity generating noise nuisance likely to disturb other Customers. Failure to comply with this rule may result in staff intervention, additional charges or even immediate eviction.
The studio or apartment may under no circumstances be used for commercial, professional or promotional activities, including photo shoots, interviews, client meetings, sales or any other use unrelated to the accommodation stay, without prior written authorisation from DIAMANT SUITES.
DIAMANT SUITES makes every effort to ensure the comfort and safety of its guests; however, the Customer remains responsible for supervising and securing their personal belongings. The property cannot be held responsible for the loss, theft or damage of items left in studios, apartments or common areas, unless they have been deposited in the secure facilities provided for this purpose.
DIAMANT SUITES provides accommodation and common areas designed to offer comfort, privacy and independence. For any question relating to accessibility, including dimensions, specific equipment or special requirements, Customers are invited to contact the property before their stay in order to ensure an optimal welcome.
Article XIV. Liability
Customers must report any damage as soon as they become aware of it. They are responsible for damage caused by themselves or their visitors.
DIAMANT SUITES cannot be held liable in the event of force majeure, such as strike, fire, general power outage, terrorist threat, etc.
Article XV. Impossibility of performance / force majeure
In the event that the contract cannot be performed, except in cases of force majeure, DIAMANT SUITES will offer an alternative solution in the same city where possible.
In the event of force majeure, performance of the contract may be suspended without compensation.
Article XVI. Internal Rules
The Internal Rules form an integral part of these General Terms and Conditions and must be respected by all Customers.
Article XVII. Insurance
DIAMANT SUITES is insured for the risks inherent to its activity.
Customers remain responsible for their personal belongings and are invited to take out appropriate insurance.
Article XVIII. Protection of personal data
DIAMANT SUITES processes personal data in accordance with the GDPR.
Customers have a right of access, rectification, deletion, objection, restriction or portability.

Article XIX. Modifications
DIAMANT SUITES may modify its General Terms and Conditions at any time. The applicable version is the one in force at the time of reservation.
Article XX. Document retention
DIAMANT SUITES retains documents relating to reservations for the period required by applicable legal and regulatory obligations.
Article XXI. Applicable law and disputes
These General Terms and Conditions are governed by Belgian law. Any dispute shall be brought before the competent courts of Brussels.
